Make sure the following four items accompany your rental
application:
- There
is a non-refundable Application Fee of $50.00 per applicant. This application fee must be paid separately from the deposit.
Married couples are considered a single applicant, although
a credit report will be processed on each. Roommates must complete
individual applications and each is responsible for the Application
Fee charge.
- Rental
Deposit and Pet* Deposit are required at the time of application.
If paying with a personal check, please make payable to “Gerek
Realty Service’. If paying with a money order, please
make money order payable to ‘Gerek Realty Services’ or (your name)’. Be sure to note the rental address in the
memo section of the check.
- Picture
I.D. with social security number, i.e. DMV or Military I.D.
card. Green card, Visa or Passport may be accepted if not a
U.S. citizen.
- Proof
of income - paystub, statement or official letter from your
employer, or latest Leave and Earnings Statement (LES) is needed.
They will be copied and attached to the application.
Gerek
Realty Services utifizes the following criteria and procedures
to determine the qualifications for applicants seeking to rent
properties managed by Gerek Realty Services.
I.
Application
Applicant completes an Application for Tenancy and pays a non-refundable
fee of $50.00 to defray the cost of the required credit check and necessary
application process obtained through Retail Merchants, or similar credit
reporting agency. In addition, the Applicant is required to tender a
rental deposit equal to one month’s rent and pet* deposit (if applicable)
at the time the application is accepted. If the application is rejected,
these deposits are returned to
applicant.
*
No Pitbulls, Rottweilers, Chows, Dobermans or any strains thereof
due to owner insurance liability.
II.
Review
Information provided by the applicant on the application is verified
and used as a basis for the following review:
1. Income: A formula is used
to determine whether the applicant has sufficient monthly
income to pay the rent for the property in question:
Monthly debt payments + proposed rent divided by monthly gross income
must not exceed 40% debt-to-income ratio in order to receive an acceptable
rating for this category.
2. Credit Check: A
written credit report, when possible, is obtained from
Retail Merchants
or similar credit reporting agency. The entire report is
reviewed with the following information given specific
attention:
• Judgements - Any? Amount? Age? Has judgement been satisfied? Applicants
with unpaid judgements will receive an unacceptable rating for this category.
• Bankruptcies - Has applicant ified bankruptcy? if so, when? Applicants
who have ified bankruptcy proceedings in the past, but have re-established a
satisfactory credit history for the last twelve months consecutively receive
an acceptable rating for this category.
3. Rental History: Gerek Realty
Services contacts applicant’s current and past landlord
to:
• Verify information provided by the applicant.
• Determine amount of previous rent.
• Determine if the applicant took care of the property.
• Determine if the applicant made timely rent payments.
• Determine if the applicant gave proper notification when lease terminated.
• Determine the condition of the premises when the applicant vacated.
4. Employment History: Gerek Realty Services
contacts the applicant’s current employer to verify:
• Employment
• Occupation
• Length of Employment
• Salary
• If military, PCS orders may be requested
